Meet Shawn and Dee McDonough

Hi we’re Shawn and Dee McDonough with Exit Realty of Lakeland. Over the next few minutes, we are going to demonstrate some of the latest, most aggressive marketing techniques that we implement to sell homes more effectively in our ever changing real estate market.

When it comes to marketing real estate in the greater Lakeland area, our experience and advanced Internet savvy will put your home in front of the competition, making your home sell faster and at a higher price.

Realtors some times make big marketing mistakes when selling houses. One common mistake made by other Agents is this: when a Buyer wants information on your house, they send them directly to a public website that links them to other homes available in the MLS. This is actually the most common way consumers receive data on available housing inventory from Realtors. The problem with this method is this: Once that potential buyer gets caught up in this system, there are literally thousands of other houses available to them. They will lose focus on your home and browse other properties for sale in your area.

When you hire Shawn and Dee to sell your home, we will create a website dedicated to your home exclusively with it’s own web address. Buyers will now focus solely on your home and we have now removed the temptation for them to browse other competing homes.

We also implement a web based marketing piece that is far superior to those virtual tours of yesteryear, the E-Tour. With this marketing tool, we will explain to interested buyers all the features and upgrades of your home.  Our E-tour is audio based instead of music.  Our talking tour will explain and point out to the interested buyer all of the features of your home.  This E-tour will be uploaded to Youtube, Facebook and countless other social networking sites; giving your home maximum exposure across the information superhighway. We have built in features allowing us to capture more qualified buyers and highlight your property to them.

For example, when a buyer wants information on your home, they can get the information immediately via text message notification simply by clicking a button on their PC. In literally seconds, the buyer can have all the information on your home sent right to their cell phone. This technology is years ahead from those outdated virtual tours still being used by other agents.

Since the Internet now surpasses print magazines and Newspapers for real estate buyers, we have in our marketing arsenal, a beautiful color Internet magazine; we call it our on-line magazine. One thing that has not changed in real estate is that most buyers, at least in the initial phase of their home search, do not want to speak to a realtor. They just want information. With that in mind, we will have a 1-800 number assigned to your listing so the buyer can call this number dedicated to your home and get all the information on your property. This number will speak exclusively about your home. At the end of the call, the buyer will have a few options. They can either receive more information on your home via
e-mail or text message, or they can be immediately connected to us. This 24 hour hotline on your property has another bonus feature for us. We use the latest call capture techniques to capture the number the prospect is calling from. Now we can call them back and get them qualified and sold on your home.

Once any prospect enters an e-mail into one of our capture boxes requesting information, our e-mail system will contact them via e-mail or with our monthly E-Newsletter. Keeping in contact with these buyers is crucial as many buyers that were casually looking at homes yesterday, may now be in the buying mode today. Follow up on those prospects is critical because the National monitoring research points out that 98% of Agents lose contact with a buyer if they don’t purchase a home within two weeks of first contact. E-mailing them new listings that meet their past criteria is a great way to peak their interest when they are ready to purchase a home.
